We are located in between San Felipe and Westheimer on Mid Lane. We are River Oaks right on the cusp of where The Galleria begins.
Is the surrounding area a good place to live?
Yes, this is considered the best area of the City of Houston.
What is the neighborhood known for?
River Oaks is know for their upscale shopping, high end restaurants, beautiful homes and luxury Christmas lights during the holidays.
What grocery stores are near The James?
We are nearby Central Market, Whole Foods, HEB and Target.
What restaurants and bars are within walking distance of The James?

24 hour conference room, onsite bar, bistro area, library area, pool, 24 hour gym, dog wash station, bike rack storage, dry cleaning dropoff/ pickup service, rentable guest suites.
What are the pool hours?
10am - 10pm
Is there a fitness center, and what equipment is available?
Yes. Our state-of-the-art fitness center offers a selection of cardio and strength-training equipment, including treadmills, ellipticals, a Smith machine, and free weights, providing everything needed for a convenient and well-rounded workout.
Is there a rooftop, outdoor lounge, or communal gathering space?
Yes, we have the Bistro and Library along with the Circle Bar for communal spaces.
Are there EV charging stations at The James?
Yes, 2 are on level 2 of the garage.
What community events or social programming does The James offer?
We offer monthly events like happy hours, grab and go events, steak nights, tastings, casino nights and holiday parties.
Can guests use the amenities?
Yes, however, a resident will need to be there with them.
Is The James good for remote workers?
Yes. We have plenty of spaces for residents to be able to relocate to.
Who provides internet at The James?
We have VIP reps for Xfinity and AT&T. However, any provider works.
How do I access my home and the amenities?
Residents will need a fob to get around the property. To access the garage they will need the Gatewise App.
What parking options are available at The James?
Complimentary parking, reserved spots, private garages and EV charging are all offered.
Is there a parking fee?

30 minutes from both George Bush and Hobby.
What is the commute time to major employers in the area?
Anywhere from 10 minutes up to 30 minutes depending on traffic.
Is The James pet friendly?
Yes
How is The James secured?
The only way to get into the property is with the full access fob.
Is there on-site security or controlled access?
Yes, we have a 24 hour patrol guard and concierge that regulates who comes in and out.
Is there a package locker service or secure package delivery?
We have mailboxes with keys for USPS and all other packages are held in our backroom until the resident comes to the concierge desk.
What are the income requirements?
3 times the base rent.
How do I apply to The James?
Applications can be found on our website via the apply now tab or the floor plans tab.
How long does the application process take?
It can take up to 72 hours from getting all completed applications and income documents.
What fees are due at move-in?
Prorated monthly rent, deposits, and admin fees.
Are utilities included in the rent?
No, they will need to set up electricity and internet. Water is billed through the City of Houston.
What is the lease term length?
3 - 15 month lease terms are offered at this time.
Is smoking allowed?
No
Is there a garage or covered parking options?
Yes, we have a private garage for our building that can only be accessed through Gatewise.
Do you offer discounts for preferred employers, first responders, teachers, or medical professionals?
No
Is maintenance available 24/7?
Yes, we offer 24 hour emergency maintenance.
